Who is eligible for the Medical Doctor Mortgage Program?

This program is available exclusively to licensed medical professionals, including MDs, DOs, DDS, and DMDs. Both newly licensed and established professionals are welcome.

Is a down payment required?

No. Qualified buyers may be eligible for up to 100% financing with no down payment on mortgages up to $1 million.

Do I need mortgage insurance (PMI)?

No. This program does not require private mortgage insurance (PMI), even with 0% down, helping you save hundreds monthly.

Can I qualify if I have student loan debt?

Yes. Flexible student loan underwriting includes options like using just 0.5% of the loan balance or documented payments directly from the creditor. Deferred loans require additional documentation.

Is income history required?

No. New doctors can qualify without a traditional income history. Future-dated employment contracts or proof of residency start dates may be used.

What credit score is needed?

A minimum credit score of 700 is required to qualify.

Are jumbo loan options available?

Yes. Borrowers can qualify for up to $2 million with tiered loan-to-value (LTV) ratios:

100% financing up to $1 million

95% financing up to $1.5 million

89.99% financing up to $2 million

How long does the qualification process take?

Most pre-qualifications are issued within 24–48 hours of receiving all required documentation.
